What an interesting year it's been in Western Loudoun County. It was a crazy seller's market last spring and summer. It's only the 2nd week of January and I'm seeing a significant uptick in activity...especially interest in building lots. Let's hope this government shutdown ends soon!
Loudoun County certainly had more than its share of political intrigue but seems to be settling down a bit after some colossal scandals (Hello Purcellville). We had more rain than the Pacific Northwest. The Comprehensive Plan is being revised right now and the Planning Commission is conducting work sessions on the draft that the public can attend so if you want our County to remain a great place to live, go to one of the public input sessions and let your opinions be known.

Each newsletter has a good story about problems I've encountered as well as the resolution....and for those who know me - you know I can't resist commenting on a recent foodie experience so check out my local restaurant review, called Discovering Great Food. This situation was a learning experience for everyone...even the home inspector!
My client was desperate to find a place to live as their house in New Jersey was closing and they were working in the airline industry at Dulles Airport. They found a townhome to purchase and we were in the process of doing a home inspection. When we got down to the basement, the wife could faintly smell "Cat" and we all noticed there was a litter box in the utility room so assumed that was where the smell was coming from. There was ALL NEW carpet in the basement and everything looked good. We closed the deal.
After this lovely couple moved in, the smell still lingered. After further investigation, the wife determined that the smell was coming from under the carpet. She called Loudoun Valley Floors and they came out pulled the carpet back and exposed what you see above. Cat-urine soaked baseboards and cement. The carpet and pad sat so high that it masked the baseboard damage as well as the smell.
Loudoun Valley Floors ended up replacing the carpet and pad and these folks had to hire a company to treat the cement. It was a costly lesson.
So if you smell a cat or dog in a house and there is brand new carpet, be sure to first, get down and use your nose to see if there is more to the smell and secondly, push the carpet down next to the baseboard to see if you can detect damage that a seller is trying to hide. Since these fixes, these wonderful clients took the time to find and purchase the perfect house with a big yard for them and their two boys and the townhouse is now an investment property....with no pets allowed!
DISCOVERING GREAT FOOD!
One of life's greatest pleasures is a big bowl of hot Pho on a cold day. Pho is Vietnamese Beef Noodle Soup and the broth is so rich and flavorful the sheer joy of tasting it will change you...for the better! You can even get a chicken based Pho which is good to know for the upcoming flu season. This Leesburg gem is in the Fort Evans 2 Shopping center located near the Bed, Bath and Beyond in Leesburg.
If you're not in the mood for soup, they also have grilled pork, chicken or shrimp bowls on top of rice or noodles..... and they have expanded into sandwiches too. There's something for everybody! And don't forget to try the Vietnamese iced coffee.

The County is in the process of drafting the document that guides its land-use decisions and transportation policy for the NEXT 40 YEARS! This is a big deal folks. That's our future.
The Comprehensive Plan also serves as the foundation for amendments to the Zoning and Subdivision ordinances to ensure the county's land use goals are implemented through the regulatory process. This planning effort will focus on developing a new General Plan and a new Countywide Transportation Plan (Loudoun County Website).
You can be a part of these decisions. Click on the link below to learn more about this upcoming decision. The Planning Commission is holding work sessions on the draft plan and when finished, they will revise and send the DRAFT recommendations to the Board of Supervisors in January. SO IT'S NOT TOO LATE TO MAKE A DIFFERENCE! Let your elected officials know how you feel.
Keep up with what's happening around you! One of my favorite hacks is Loudoun Alert. I get notices for Loudoun County traffic road closures due to work and accidents. And since I know all the back roads, I can detour and save myself the headache of sitting in standstill traffic...which is why I don't live in Fairfax! They also have many alerts to choose from including weather, community emergencies, school closures, and more.
